Property mailers (Direct to Owner - DTO) are one of the oldest and most effective ways to market to owners. Property mailers are direct mail campaigns that ask to purchase or sell a property. This method is often used by buyers, wholesalers, and brokers. Direct mail campaigns can be expensive, but they are effective because they are targeted and often result in a high conversion rate.


In addition to mailers, another effective way to find properties is by using commercial real estate brokers. These professionals have access to a wide range of properties that are not always publicly listed. Brokers have knowledge of the local market and can help you negotiate a fair price for the property. They can also provide valuable insights and advice throughout the buying or selling process.


Wholesalers are also a valuable resource in finding properties. Wholesalers are individuals or companies that specialize in finding off-market properties, often distressed or undervalued, and selling them to investors at a discounted price. By working with a wholesaler, you can gain access to properties that may not be available through traditional channels, such as MLS listings. A downside to using a wholesaler is that they usually require an all-cash purchase. On larger multifamily properties, this becomes difficult when dealing with properties from $1-10 million and more. It's important to do your due diligence and ensure that the wholesaler is reputable and trustworthy before entering into any agreements, and understand the terms of purchase.

Content Marketing/ Branding

Content Marketing/Branding is another essential aspect of the business. This involves creating and sharing valuable content that is designed to attract and retain a specific audience. By creating content that is relevant and informative, you can position yourself as an expert in your niche. This builds trust and credibility with potential clients, making it more likely that they will choose you over your competitors.

When it comes to branding, it's important to be liked, known, and trusted. You want your brand to be associated with quality, reliability, and expertise. This requires a strong brand presence that is consistent across all marketing channels, including your website, social media, and offline marketing materials.


Networking is perhaps the most underrated and yet the most effective way to market. When it comes to networking, your personality, tone, attitude, and energy are crucial. You want to come across as friendly, approachable, and knowledgeable. You should be able to communicate your value proposition clearly and succinctly, while also being able to listen to the needs of potential clients. In-person networking is the quickest and most effective way to get things done, so make sure to take advantage of every opportunity to attend events and meet new people.

By marketing for properties, creating a brand, and networking, you can reach unlimited potential clients and grow your business. Remember: be consistent, persistent, and patient, as marketing takes time and effort to see results.
