First position mortgage + VCap Secured Loan Package
We require a first position mortgage and our attorney drafted loan documents signed at closing. Borrowers pay the attorney fees.

Deal must pass underwriting
Being operators first, we understand the costs of doing deals and renovations. Therefore, we will review your scope of work (SOW) and projections to verify continuity.

Borrower liquidity > 10% loan amount
We require borrowers to have at least 10% of loan amount in liquid assets on hand.

Borrower net worth > 3x loan amount
We require borrowers net worth to be equal to or greater than 3x the loan amount.

Track record must show 4+ completed deals within the last 12 months
We only lend to experienced/proven real estate investors, therefore we require four successfully completed deals in the trailing 12 months.
